COMPLETION
2025
JSJ Construction delivered a comprehensive internal flooring and external works refurbishment across approximately 90,000 sq ft, spanning three industrial buildings at Manton Road, Corby. Previously occupied for over thirty years by Orchard Foods, the 1980s-built units had been heavily altered during that time. Acquired by Mulberry Commercial Developments for redevelopment, the buildings and yards were taken back to their original design and returned to a blank canvas for prospective occupiers to take on a speculative unit. JSJ coordinated the full programme, from the factory floors through to the external yards and underground services.
SCOPE OF WORKS
INDUSTRIAL FLOORING
- Refurbishment of existing factory floors across the development
- New heavy-duty industrial flooring for modern warehouse and industrial use
- One unit’s floor fully broken out and replaced without damage to the existing steel frame or internal walls
- A second unit’s floor removed and left as a blank canvas for the incoming occupier’s own design
DRAINAGE
- Comprehensive jetting and clearance across the existing drainage network
- Removal of years of accumulated debris and extensive blockages
- Restoration of the system to full working order
- Replacement of drainage sections where required
UNDERGROUND SERVICES
- New underground service ducting installed
- Below-ground infrastructure coordinated with the wider external works
- Upgraded service routes to accommodate new power supplies
EXTERNAL YARDS
- Substantial concrete yard repairs
- New tarmac surfacing across external areas
- Durable surfaces built for regular industrial traffic and vehicle movements
- White lining and yard markings defining vehicle routes, parking and operational zones
THE CHALLENGE
Delivering a refurbishment of this scale across three buildings while keeping the site operational demanded careful coordination. Internal works by others had to run alongside JSJ’s external groundworks, with access kept open across the whole development throughout. The existing drainage network was heavily blocked after years of accumulated debris and needed full clearance and remediation before it could be brought back into service. In one unit, an entire completed floor had to be carefully broken out and reconstructed, removing and replacing the slab without damaging the surrounding steel frame or internal walls. Rather than treating flooring, drainage, services and surfacing as separate packages, JSJ delivered them as a single coordinated refurbishment programme
THE RESULT
The completed development now provides a modern, robust industrial environment across approximately 90,000 sq ft. The refurbishment delivered renewed internal flooring, restored and upgraded drainage, new underground power service ducting, repaired concrete yards, fresh tarmac surfacing and clearly defined operational areas. A fully upgraded site ready to meet the operational needs of its incoming occupiers.
